Puntas Rincon Villa 303 with private rooftop terrace

I hear it’s common for that area- but the only real downfall to the place was the lack of actual hot water- i really like the ability to have hot water in a shower and it was slightly above warm. Came in waves but it was just ‘warm’ enough to be irritating since i wanted hot water. Other than that its an awesome place and id still probably go back to the same rental

Apartment was clean, air conditioning was very good, full amenities like kitchen, bathroom, easy access to pool and beautiful view on the balcony with a hammock! Jennifer was extremely nice and very communicative during our entire stay and her response time was almost always immediate whenever we had any questions! Felt very homey for a long weekend in Rincon! Area was quiet with everything within a 10-15 minute drive!

This place was great! Had everything we needed for a good trip. Close to great restaurants and beaches. Will come back again!

This rental is clean and affordable. Could definitely use some updates like a shelf in the shower to put shampoo, soap, etc, newer furniture in the living room. More seating on the rooftop and hooks to hang towels. Beds were older but comfortable and bedding was new. The front bedroom has no dresser and the closet doors don’t open easily. If you like soft TP, bring your own and be sure to grab paper towels when you get groceries. Kitchen was well stocked with nice pans to cook on and a few non perishable spices and condiments. Dishes are all plastic except for coffee mugs. Coffee maker worked perfectly & plenty of supplies in kitchen. The view from the balcony is GORGEOUS but the private rooftop is mostly empty. Having coffee overlooking the ocean each morning was awesome. Lots of steps to the walk to beach and there’s a convenience store close by. Jennifer was readily available and resolved any issue quickly and offered great suggestions for local food and activities. Property is very clean and well maintained. Driveway leading up is VERY STEEP but not unusual for the area. Too cold to swim in the pool in November but really lovely pool setting. We enjoyed our first visit to PR & this rental was a good choice. Every single meal we ate was delicious and every person was kind. Viva Rincon!

Great Air and b. Super clean with incredible views. The pictures do not do it justice, the location was perfect. Very simple place but had everything you would need. I would come back again!

This location was perfect if you want to walk to the beach and restaurants/bars! Unit had what we needed to be comfortable but a little dated with furniture etc. We enjoyed our stay and the view from the balcony.

I would not return and cannot recommend. View and location great. But attention to details can either make or break a VRBO stay. Unfortunately management has overlooked many necessary details. I've outlined suggestions directly to management and I hope they will make some improvements.

Just ok. The place was about a 10 minute walk or a 5 minute drive to the beach. It was very hard to find even using the drop pin left in the check in directions. The place was just ok, to be expected for a beach place, kind of dated. In the last night it rained, and the light in the bedroom as well as both air conditioners. The host told us it would be fixed next week and that it was ok to turn back in, but given there was water coming through the electrical we decided to leave it off. The beds were also terribly uncomfortable. Other than that it was ok, it had beach towels and snorkel gear to borrow which was nice.

The place is not a penthouse as advertised. The rooms smell pretty bad when you first get there, you’ll have to turn on the AC and they smell also. When you find the place the driveway is wry steep so if you’re not comfortable driving up it probably might want to switch drivers. Bedding comforters were stained and had debris inside the made bed, just said it was because an old table was removed which doesn’t explain the fluid stains and pieces of wood inside the covers. Place has a nice view from the balcony. Couches are stained and bathroom shower head and tile floors have serious residue buildup. Towels are old and discolored. If you’re not planning on actually spending time in the unit it’s fine like a motel but if you’re spending time in the space it’s not very comfortable or pleasant to do so here. Pool is nice and it’s located just a short walk to the beach.

Place is great. Amazing views, perfect location, well-equipped, clean, comfortable, and the top deck is awesome. Jennifer was great. Only down side was the first four days only had intermittent power (generator a few hours in the AM and then again in the PM), so no internet during the day and no AC at night. Jennifer offered a few other places when it was apparent it wasn’t a quick fix, but we wanted to stay and she rebated one night for the inconveniences. Even with that, would absolutely stay again given the combo of price, location, privacy, and view.

Great location, great view! Walkable to the beach, local restaurants and bars, and to Jake’s Java, a local coffee place that became a ritual during our stay.

This location was great .. the amenities inside the studio were fine . But the beds the most important aspect were completely uncomfortable. If you are a side sleeper or used to a bed above a prison grade creaky mattress. I implore you not to stay here. It's embarrassing they have not upgraded the beds in this place

Pleasant and responsive host. Good value for the price. Everything in PR is getting expensive. This location is just above the Puntas waterfront giving you a nice view from the balcony. 2 large beds and 1 smaller once. Spacious airy and sunny. AC works well.

Great spot for a few days and friendly host. Probably need a SUV to manage the very steep driveway and no hot water was kind of a bummer on a surf trip. Both should have been listed in the description but besides that fantastic location and nice clean and comfortable spot.

Apt is just north of Rincon town, short driving distance. Internet was spotty and apt is well used but the essentials were all there (beach chairs, cooler, plenty of clean towels and linens, extra snorkel equipment). The place was missing coffee and a coffee maker when we arrived which after a long trip was necessary. Jennifer had a replacement there within a day! Excellent host and location. I would def stay there again. -Brett
